As St Louis County becomes increasingly restrictive with building permits on Lake Vermilion lakeshore lots many are finding they do not have room to store all their belongings year round. This has created an increased interest in lake home owners purchasing "back lots" with the expressed interest of building a garage or simply creating additional parking in close proximity to their lake home.

One of the issues with finding such a parcel is that often parcels are very large and in turn expensive for this type of need. Often this is due to zoning and subdivisional restrictions in place within St Louis County.

Another issue is often the property around the lake isn't conducive to their needs, as its often inaccessible, rocky or consists of a steep grade.

As a result we are seeing per acre prices around Vermilion for building suitable backlots under 5 acres climb in the recent years. In the past year per acre prices have been between $25,000-$30,000 for parcels from 1-4 acres on the west side of Lake Vermilion.
